What is a home owners association?

It is a non-profit organization registered with the State as Southfork Lakes Homeowner’s Association and financially supported by all members of the homeowners association. Membership is both automatic and mandatory. It is managed by a duly elected Board of Directors and its purpose is to govern the community in accordance with the provision of the legal documents which include: Covenants, Conditions and Restrictions (CC&R’s), Bylaws, and Articles of Incorporation.

When & Where do board meetings occur?

HOA Board Meetings are held every third Monday of every month in the Club House at 7:00 pm.

What are CC&R’s?

The CC&R’s are the governing legal documents that set up the guidelines for the operation of the planned community as a non-profit corporation. The CC&R’s were recorded by the Hillsborough County Recorder’s Office and are included in the title to your property. Failure to abide by the CC&R’s may result in a violation to a homeowner by the Association. The governing legal documents for the association may be viewed online here.

What are Bylaws?

The Bylaws are the guidelines for the operation of the non-profit organization. The Bylaws define the duties of the various offices of the Board of Directors, the terms of the Directors, the membership’s voting rights, required meetings and notices of meetings, and the principal office of the Association, as well as other specific items that are necessary to run the Association as a corporation. What is the Board of Directors?

The Homeowner’s Association is a Board of Directors that have been elected by the community homeowners or as otherwise specified by the bylaws in order to oversee the governance of the community and it’s business as a corporation. The limitation and restrictions of the powers of the Board of Directors is outlined in the Association governing documents found here.

Are there any other rules?

Most Associations have developed Rules and Regulations as provided for in the CC&R’s and adopted by the Board of Directors. Rules are established to provide direction to the homeowners for common courtesies with regard to parking, non working vehicles, and architectural guidelines.

In addition, your Association will provide procedures for submitting requests to make exterior changes to your home to include screened and patio enclosures, decks, landscaping modifications such as borders, stamped concrete, gutters, exterior color changes or any additions. These rules and regulations are set up to maintain the aesthetic appearance and integrity of the community in order to protect and potentially increase the value of your home investment.

Violations of these rules may result in action by the Southfork Lakes management company. All of the above exterior changes will require a submission to the Architectural Committee on a request form that will be provided to applicant; owner/renter will be required to submit a diagram/drawing of intended improvement and cannot proceed to begin work until owner/renter receives written approval from the Architectural Committee. Failure to do so may require you to remove or correct the alteration and/or be fined for the violation.

If I am having a problem with a neighbor for a violation of the Policies and Guidelines, what can I do?

You may try to resolve the issue amicably with your neighbor, and if unable to do so, you can report the violation on our website here.  At this time, enforcement provided by the community standards will be implemented.

If the situation is deemed in violation of the community standards / CC&R’s, Inframark, LLC will send a written notification of the violation. Your continued assistance may be required by informing the Board whether the violation has been addressed.
